Booking Terms

01 Booking & eligibility

Our homes are furnished monthly rentals with a 30-night minimum stay. The guest making the booking must be at least 18 years old and is responsible for everyone in their party. The exact address is shared only after a booking is confirmed.

02 Rates & fees

• Nightly rate — as shown on each home’s page, billed in 30-night cycles.
• Cleaning fee — a one-time $150 fee per stay.
• Pet fee — a one-time, non-refundable $50 per pet (up to 2 pets), available in our pet-friendly home only.
• Security deposit — $500, fully refundable after checkout.
• Utilities — Wi-Fi and standard utilities are included from day one.

03 Payment schedule

To confirm a booking, your first 30 nights plus the cleaning fee, any pet fee, and the refundable deposit are due at the time of booking. For longer stays, each following 30-night period is charged automatically on its due date.

04 Security deposit

The $500 deposit is held against damage beyond normal wear and is returned within 30 days of checkout, less the cost of any repairs, missing items, or extraordinary cleaning. We’ll always send an itemized explanation if any amount is withheld.

05 Cancellation & changes

Plans change — here’s how we handle it:

• 30+ days before check-in — full refund, including your security deposit.
• Within 30 days of check-in — the first 30 days of the stay are non-refundable and the security deposit is forfeited.
• During your stay — rent for the next 30 days is collected as an early-termination fee. Your security deposit is still refundable, provided there are no damages.

Date changes are accommodated when the calendar allows — just reach out.

06 House rules

To keep our homes great for every guest:

• Do not flush anything down the toilet except toilet paper — no flushable wipes. Guests are responsible for plumbing costs from clogs.
• No smoking, vaping, or drugs anywhere on the property.
• No parties or loud music.
• No unregistered pets or guests.
• Quiet hours are 11:00 PM – 7:00 AM.
• Treat the unit like your own home — take care of the furniture, keep it clean, and don't move furniture around.
• After a wash cycle, leave the washing machine door open to prevent mold.
• Keep all doors closed to keep insects out. When entering at night, keep inside lights off and the outside light on to deter insects.
• Please turn off the lights when not in use.
• Place garbage in the brown bins, recycling in the blue bins, in front of the house. Make sure to place the garbage inside the bins. Otherwise, an "extra trash sticker" from the convenience store is required.
• Do not leave your pet unattended at any time — pets should not be left alone in the unit.
• Pick up after your pet and clean up any messes they make.

07 Guest responsibilities

Guests agree to treat the home and its furnishings with care, report any damage or maintenance issues promptly, and comply with building and local rules. You’re responsible for loss or damage caused by you or your guests during the stay.

08 Liability

We maintain our homes to a high standard, but to the extent permitted by law, RISE Furnished Stays is not liable for indirect or incidental losses, or for the loss of personal belongings. Nothing in these terms limits liability that cannot lawfully be excluded.

09 Governing law

These terms are governed by the laws of the State of Texas, and any disputes will be handled in the courts of Travis County, Texas.
