The agreement for your stay
These terms cover booking directly with RISE Furnished Stays — our rates, payment schedule, cancellation policy, and what we each agree to. Booking a stay means you accept them.
Our homes are furnished monthly rentals with a 30-night minimum stay. The guest making the booking must be at least 18 years old and is responsible for everyone in their party. The exact address is shared only after a booking is confirmed.
To confirm a booking, your first 30 nights plus the cleaning fee, any pet fee, and the refundable deposit are due at the time of booking. For longer stays, each following 30-night period is charged automatically on its due date.
Nights 1–30 · $150 cleaning fee · $500 refundable deposit (plus any pet fee). Subsequent months are billed every 30 days.
The $500 deposit is held against damage beyond normal wear and is returned within 30 days of checkout, less the cost of any repairs, missing items, or extraordinary cleaning. We’ll always send an itemized explanation if any amount is withheld.

To keep our homes great for every guest:
Guests agree to treat the home and its furnishings with care, report any damage or maintenance issues promptly, and comply with building and local rules. You’re responsible for loss or damage caused by you or your guests during the stay.
We maintain our homes to a high standard, but to the extent permitted by law, RISE Furnished Stays is not liable for indirect or incidental losses, or for the loss of personal belongings. Nothing in these terms limits liability that cannot lawfully be excluded.
These terms are governed by the laws of the State of Texas, and any disputes will be handled in the courts of Travis County, Texas.
